(Q) What is La Casa?
(A) La Casa is a residential manufactured home community located in unincorporated Sarasota County, Florida. We are roughly halfway between Tampa and Ft. Myers, on the western side of Florida. La Casa is a 55 years or older community, so there are restrictions for underage residents and long-term visitors.
(Q) What does ROC in the website mean?
(A) ROC means Resident Owned Community. La Casa owners are shareholders in our community, and cooperatively own the property and improvements on it. The residents purchased the park in 1994 from American Retirement Communities.
(Q) How old is La Casa?
(A) The park was developed starting in 1975.
(Q) How big is the La Casa community?
(A) La Casa was designed for 974 homes in a community covering 223.5 acres. There is also a 40 acre parcel that as of 2020 is undeveloped, but is surrounded by the existing La Casa community. This was purchased in 2011 to prevent the previous owner from developing a separate residential community within La Casa.
(Q) Who developed La Casa?
(A) La Casa was the vision of Dr. John Baxley and his wife Norma. Along with some business partners, he searched for a parcel of land in Sarasota County, Florida for a residential park. Dr. Baxley was a high school teacher, and later a dentist, who developed mobile home parks and apartments in his home state of Illinois.
(Q) The name “La Casa” sounds Spanish. What does it mean?
(A) “La Casa” means “The House”. The streets and lakes in the community all have Spanish-derived names as well.
(Q) What does it cost to live in La Casa?
(A) The answer is “it depends”, based on several factors. Some of the costs of living here, like anywhere, include:
- Cost of the home
- Cost of an association share (most home sales include the share)
- Property taxes
- Insurance
- Flood insurance if desired, or required due to a mortgage
- Utilities
- HOA fee
The HOA, or Homeowners Association Fee, is $191 per month for shareholders. This is quite low when compared to many other communities in this area. This fee subsidizes the expenses of the Association, a reserve fund, common area utilities, and so forth. In addition, there are many amenities available, and a list can be found HERE.
