Approval of Agenda
Maggie Palmer made a motion to defer 10.c Christmas gifts for staff to open forum. 8.b Ensure Policy and Procedure Manuals are up-dated, copies to directors to the December meeting. 9.a be moved up to after the approval of agenda. Linda Swab seconded the motion. Motion approved.
Bucky Rogers made a motion; The HOA of La Casa to request the LCRE list the share and the home for sale at 405 Viva that’s owned by La Casa Homeowners Association for an asking price of $77,500. In as is state. The LCRE will present any reasonable offers to the HOA Board to accept or reject any and all bids.
Rationale: The prior owner transferred the unit to La Casa Inc. for zero dollars and La Casa would forgive the past two months rental fees of $709.00. The La Casa HOA Board made an attempt to sell the share and the home by asking for sealed bids if a bid of not less than $77,500. The bidding process was open for 30 days, no bids were received by LCRE.
Discussion: Gary Beeler asked to have the word reasonable be removed. Rich Dickson made a new motion to remove the word reasonable from the motion. The revised motion; The HOA of La Casa to request the LCRE list the share and the home for sale at 405 vivar

Gary Beeler presented a termite inspection that was done on October 24, 2019. This report stated there was termite damage to the home. The report also states that there are no active termites found. The HOA Board will be given 3 days of when an offer is received to review the offer.
Secretary’s Report
Cathy Earl reported the draft minutes were posted, no corrections. Maggie Palmer made a motion to accept the October 8, 2019 minutes. Steve Tremblay seconded the motion, motion accepted.
Treasurer’s Report
Gerry Moran reported that as of October 31, 2019 closed shareholder homes 2, year to date 49, 2018-48. Closed non-shareholder homes 0, YTD 3, 2018 – 0. Closed vacant lots 0, YTD 0, 2018 – 0. Sales pending 12, shareholder 12, non-shareholder 0, vacant 0. Currently for sale 21, non-shareholder 0, vacant lots 1. Average sales price shareholder homes: 2019 $121,005. 2018 $120,611. Beginning cash operating account balance as of October 31, 2019 $156,727.69. Cathy Earl made a motion to accept the report. Maggie Palmer seconded the motion. Motion accepted
Broker’s Report
Gary Beeler reported that he reviewed closing documents for all closings, ensuring accuracy in all calculations made by the closing agent. Reviewed offers to purchase for accuracy, and provided guidance in negotiations. Provided direct support for Fidelity National Title regarding closings. Took interior photos of all applicable listing and posted them to the website. Took interior Videos of all applicable listings and posted them to the website. Often review all website information for accuracy and consistency. Worked 3 to 4 hours a week in the LCRE office meeting with customers and supporting the sales associate. Wrote to two offers to purchase. Reviewed LCRE’S financial data for accuracy and trending. Coordinated with TIAA Bank to procure LCRE’S certificate of deposit. Met with three sellers to procure their listings. Worked in the LCRE office when the sales associate took earned vacation and sick leave off. Provided support for sale staff with sales, listing and Title Service via telephone calls and email as needed. Application accepted, money deposited in TIAA Bank. The deposit was $150,000.00 in a twelve month CD. Gary Beeler also reviewed the LCRE financial balance sheet as of october 31,2019 with all board members present.
HOA Liaison
Bucky Rogers reported that he is very pleased with the way the LCRE has improved the way the financial reports are reviewed.
Old Business
Maggie Palmer stated that the LCRE board meeting minutes are posted in the office. Future minutes will be posted in all three buildings. The Rec Hall locked glass cabinets need to be improved for HOA and LCRE board meeting minutes to be posted. Randy Browning will look into purchasing additional locked glass cabinets and location of new cabinets. All future LCRE Board Meeting minutes will be sent to the HOA Secretary. Also
a copy will be sent to the website committee, Tim Davis, to post on La Casa to post on the website.
Christmas decorating of the Office building will be on December 1, at 9:00am. Revised 2019 open house schedule: November 16 & 23, December 7 & 14; hours 12 – 4. LCRE volunteer training will be Saturday January 4, 2020, in the Rec Hall at 9:00am.
Open Forum
Rich Dickson discussed that residents selling their home themselves need to notify the park manager and security.
Terry Holovachuk asked how long does it take for a seller to list their home, put on
website. Gary Beeler stated that either himself or Vickie Maly meet with the homeowner.
Generally the listing can be done in one to two days, often the same day, depending on
the homeowner.
Rich Dickson commented on the professionalism and pleasant working experience he
had working with Vickie Maly listing 405 Viva.
HOA board members excused at 10:16 am.
The LCRE board members discussed the Christmas gifts for the office staff. Maggie
Palmer made a motion to give a Christmas gift to Gary Beeler, Vickie Maly, Linda Krout
and Sandy Gonzalez for the 2019 Christmas season. Stephen Tremblay seconded. Motion
accepted.
