Bar Code and Visitor Access to La Casa

Our security gate uses a bar code access system for vehicles entering the site.

Some important things to remember:

  • If you sell or transfer a vehicle, particularly if sold to someone not in La Casa, notify the office immediately so we can delete the bar code from the access system.
  • If you sell your home in La Casa, please notify the office so we can delete your bar codes.
  • When you sell your home, please bring the new owners to the office. We would love to meet them, and we need to give them access with new bar codes for their vehicles.

Residents can request a frequent visitor pass for family members or caregivers to have access without having to call the guard each time they arrive. You must bring your visitor with you to the office and request a frequent visitor pass for them.

Visitor passes expire at the end of each year, so you will need to repeat the process each year if your frequent visitor needs continue.

Please call the office if you have any questions about bar codes or visitor passes.

Park Manager’s Report – October 2014

Mowing
Next Mowing will be October 27th through 31st, then November 17 will be the last scheduled mow for 2014. First mow of 2015 will be January 5th through the 9th.

Christmas Decorations
November 22, 2014 will be the first day for Christmas decorating the common grounds and residential homes in the park. All decorations must be removed by January 5, 2015 for the scheduled mowing on that day, Per Rule: XI Lot and Home maintenance Item # 12.

Guard House Cameras
Smile as you enter and exit our community as the security cameras have been installed at the guard house. This is one more way of tracking the front entrance to the community.

Guard House Windows & Doors
The guard house will have new windows and sliding doors with hurricane impact glass which meet the hurricane codes and provide safety for our Guards and efficiency of cooling and heating the guard house after October 27, 2014

Community Channel
The equipment is still with the supplier, they are waiting on parts. As soon as the parts arrive the unit will be shipped back to us to install.

Planning to Rent Your Home? Please Read This

Did you know there is a county-state tax that must be paid if you rent out your home? The money you receive for rent should be claimed as income and may be subject to taxes.

Even more important, La Casa requires a rental form be filled out at least two weeks prior to your renter’s arrival. You must show proof that one renter is at least 55 years old and any other rental residents are at least 45 years old. Applications for La Casa renters must use our form, not your personal renter’s forms.

You cannot rent your home to pet owners if your home is located in a non-pet section, with no exceptions.

If the proper documents are not filled out in advance, your renters could be denied access to La Casa if we cannot verify that they are supposed to be here.  Rental agreements must be completed each year, even if your same renter returns.

Also, please notify your renters that a photo ID will be required when they check in at the office upon their arrival.

Make your renters feel welcome, fill out your renter’s form well in advance to they will be welcome in La Casa.

El Prado and Main Entrance Road Repair – July 2014

On July 23 and 24, crews will be repaving El Prado from the Main Entrance and around Lake Del Hacienda.

To permit continuing access into La Casa, the crews will be blocking off one section of El Prado and connecting roads on each of the two days.

The map below provides a visual indication of the road closures.

On Wednesday July 23:

— The west lane of El Prado and part of the loop road around the lake will be closed. Roballo will also be closed. Traffic will use the eastern side of El Prado entering and leaving the Park.  This area is marked in YELLOW on the map.

On Thursday July 24:

— The east lane of El Prado and a portion of the loop will be closed. Traffic in and out will use the west lane of the El Prado boulevard at the entrance. This area is marked in RED on the map.

Residents should call the office if they have questions about specific impacts to their home access.

Let’s Talk Trash – Keeping La Casa Costs Down

Your County taxes pay for garbage and trash pickup by Waste Management. They will pick up almost anything, if it is properly prepared. The pickup day in La Casa is Friday. Trash collection starts at 6 a.m., and trucks pick up trash, recycles and yard waste. [Read more…]
